A roof isn’t just an architectural feature for visual’s sake — it’s the silent guardian shielding your property from the elements, day after day. Yet, beneath its sturdy facade lies a complex structure that demands care and attention. Without proper maintenance, even the most robust roofs can falter, leaving you vulnerable to costly repairs or unexpected damage. If safeguarding your roof’s integrity feels daunting, don’t worry — this guide, from us here at MBCI, lays out the essential steps for keeping it in peak condition while prioritizing safety every step of the way.
Walking on roofs, especially those with steep slopes or in adverse weather conditions, requires extreme caution. Here are some precautions to follow:
Always use fall protection and necessary safety equipment.
Avoid walking on roof flashings such as gutters, rakes, hips or ridges.
Light Transmitting Panels (LTPs) cannot support a person’s weight, so never walk on them.
Guard all LTPs and roof openings.
Step only on the panel flat, directly on or close to a supporting roof structure.
While modern roofs are designed to minimize maintenance needs, they’re not entirely maintenance-free. Implementing a comprehensive maintenance program is essential to ensure your roof withstands severe weather conditions and functions optimally over time.
Inspect your roof after:
Fire, vandalism or known damage to adjacent areas.
Exposure to severe weather conditions like high winds, hail or heavy rains.
Other trades have been on the roof for any reason.
Never resort to temporary fixes like caulk or sealants for leaks. Such solutions may lead to further damage and corrosion. Consult the roof manufacturer for proper repair procedures to avoid voiding warranties.
Minimize foot traffic on the roof, especially on low-pitched areas. Heavy traffic can lead to ponding and damage. If regular foot traffic is necessary, consider installing a roof walkway system. Limit access to the roof, lock hatches and keep a log of visits.
Proper drainage is essential for optimal roof performance. Take these steps to ensure efficient drainage:
Prevent water pooling by keeping the roof free of debris.
Avoid installing anything that obstructs water flow or holds moisture.
Redirect condensation from AC units and evaporative coolers away from the roof to prevent corrosion.
Regular maintenance and adherence to safety protocols are paramount for the longevity and performance of your roof. By following these guidelines diligently, you can minimize risks and ensure your roof remains in top condition for years to come.
