In a rapidly evolving housing market, affordability, sustainability and durability have become critical considerations for homebuyers. Metal buildings, once primarily associated with industrial and commercial structures, are now emerging as a viable solution for residential construction. In this episode of MetalCast™, recorded live at METALCON 2024 in Atlanta, Georgia, Bobby Mesmer, CEO of RMG Erectors & Constructors, detailed how metal building technology is reshaping the residential sector, offering cost-effective and durable housing solutions.
Bobby covered a growing trend: the use of metal buildings for residential applications, particularly in the rising popularity of barndominiums. These hybrid metal-frame homes combine barn-like aesthetics with modern living comforts, appealing to homeowners who prioritize affordability and customization. “There's a new product out, that just came out last year, you're seeing it here at the show a little bit, it's called ACT, it's cold formed buildings,” Bobby said. “And what it's going to do is in the market that you're talking about, with the residential building, it's going to open that market up a little bit more because of the cost factors, because of speed to market and because of what we can do with those cold formed buildings.”
One of the most significant advantages of metal residential structures is their efficiency in construction. Unlike traditional wood-frame houses, metal buildings are fabricated in controlled environments, reducing waste and labor costs. “All of the electrical, all of the wiring, all of the plumbing, everything can already be set,” Bobby explained. “It’s set into it, so it’s all consistent, whereas in more of a traditional stick frame or other ones, sometimes it moves around and does different things.” This level of precision results in fewer construction errors and a streamlined building process.
Beyond affordability and efficiency, sustainability plays a major role in the appeal of metal buildings. With younger generations prioritizing environmental responsibility in their home purchases, metal structures provide a sustainable alternative. Bobby noted, “Gen Z’s are coming on and they want to be able to buy homes, they want homes. But they also care a lot about sustainability, they care about what effect they’re having on the larger environment, and they want something that they can afford.”
With the construction industry continuously evolving, metal buildings are proving to be more than just warehouses and industrial facilities. They are paving the way for a new generation of homes that are cost-effective, sustainable and built to last. As Bobby put it, “Metal is becoming the new age of design because of this younger generation, because of what they want.”
